Cancellation & Booking Policy
Deposits & Payments
A non-refundable deposit equivalent to the first night’s room rate will be charged at the time of booking.
The remaining balance, where applicable, may be payable 7 days prior to arrival or during your stay in accordance with your booking confirmation.
Cancellations
For direct bookings made with Town End Farm Bed & Breakfast:
- Cancellations made more than 14 days prior to arrival will not incur any additional charges beyond the non-refundable deposit.
- Cancellations made within 14 days of the arrival date will be charged the full booking amount.
- In the event of a no-show or failure to arrive, the full booking amount will be charged.
We recommend that guests notify us as soon as possible if they need to cancel or amend a reservation.
Third-Party Booking Providers
Bookings made through third-party providers, including Booking.com or Expedia Group, are subject to the cancellation policies, payment terms, and conditions of the relevant booking platform.
Please refer to your booking confirmation and the applicable terms provided by the third-party provider, as these may differ from the policies for direct bookings made with Town End Farm Bed & Breakfast.
Travel Insurance
We strongly recommend that guests obtain suitable travel insurance at the time of booking to cover cancellations, travel disruption, illness, adverse weather, and any other unforeseen circumstances which may prevent travel or result in loss.
Damage & Smoking Policy
Guests are responsible for any deliberate, negligent, or reckless damage caused to the property, furnishings, fixtures, or contents during their stay.
Town End Farm Bed & Breakfast operates a strict no-smoking policy throughout the property. Smoking inside the building is not permitted under any circumstances.
We reserve the right to charge guests for:
- damage caused to rooms, furnishings, fixtures, or property,
- permanent staining, damage or misuse of bedding, towels, mattresses, or soft furnishings which renders them unusable,
- specialist cleaning costs resulting from smoking or excessive soiling,
- replacement costs for items damaged beyond reasonable repair,
- and any associated loss of income where rooms cannot be re-let due to damage or smoking-related cleaning requirements.
Charges will only be applied where damage or condition is considered beyond normal wear and tear or reasonable use during a guest stay.
